Staging New Builds and Townhouses in the Hutt Valley
A brand-new home has a lot going for it. Fresh finishes, modern kitchens, nobody else’s wear and tear. But an empty new build can also feel a little cold. Clean white walls and bare floors don’t tell buyers much about how the space will feel to live in.
That’s where staging comes in. It turns a new build from a floor plan into a home.
Why new builds benefit from staging
Without furniture, it’s hard to judge scale. Is the second bedroom big enough for a double bed? Where does the dining table go in an open-plan space? Does the living area fit a proper sofa?
Staging answers those questions before buyers have to ask them. It also adds the warmth new homes can lack: texture, colour and the small details that make a space feel lived in.
On a four-bedroom new build we staged recently, our styling added colour, warmth and personality, turning big open-plan spaces into a home buyers could fall in love with.
Defining open-plan spaces
Most new builds and townhouses are open plan, with kitchen, dining and living in one flowing space. That’s a big selling point, but it can also make the room feel undefined.
We use furniture and rugs to create clear zones, so buyers see a place to cook, a place to eat and a place to relax, all connected. In a two-bedroom townhouse in Elderslea, the open-plan kitchen, dining and living space felt expansive the moment you walked through the door. In Timberlea, three double bedrooms upstairs sat above generous open-plan living below, and the styling made both levels feel comfortable for everyday life.
Making every corner count
Townhouses are often designed to make the most of a smaller footprint. Staging shows buyers how cleverly that space works.
A two-bedroom townhouse in Waiwhetu had a well-designed open-plan area that felt comfortable, functional and easy to enjoy. A compact two-bedroom new build in central Upper Hutt used clean lines and thoughtful touches to make the most of every corner. In both, the right scale of furniture was everything.
Highlighting the extras
New builds often come with features buyers will pay for: an ensuite off the master bedroom, a courtyard, a private patio, statement barn doors. We make sure those don’t get overlooked.
A standout Wallaceville new build had four bedrooms, two ensuites and two living areas, with beautiful features from the kitchen and bathrooms to the barn doors. A two-bedroom home in Wallaceville Estate had a courtyard that brought the spaces together. Staging made each one a talking point.
Where we’ve been staging
We’ve been busy in the Hutt Valley. Recent new builds and townhouses we’ve staged include homes in Trentham, Elderslea, Wallaceville, Timberlea and central Upper Hutt, plus four-bedroom townhouses in Lower Hutt. Further afield, we’ve staged new homes in Paraparaumu and Waikanae.
Developers and builders
If you’re bringing a new development to market, staging one or more homes can help buyers picture the finished lifestyle, not just the specifications. We’re happy to talk through a single home or a whole project.
