How to Stage a Wellington Home With a View

In Wellington, the view is often the headline. Watching the ferry come in. The harbour from Oriental Bay. The hills from Melrose. The wild coast at Breaker Bay.

A view like that does a lot of selling on its own. Our job is to make sure nothing gets in its way, and that buyers can picture themselves enjoying it every day.

Complement, don’t compete

When we staged a two-bedroom home in Breaker Bay, the backdrop was spectacular. The goal was to complement the natural beauty without competing with it.

In practice, that means:

  • Keeping sightlines clear. Low-backed sofas and chairs, nothing tall in front of the windows, and furniture arranged so the eye travels straight outside.
  • Facing the view. Seating that turns towards the window invites buyers to sit down and take it in, which is exactly what you want them to do.
  • Echoing the outlook. Colours drawn from the sea, sky or hills help the interior and the view feel like one picture. In Plimmerton, blue tones matched the ocean.
  • Letting the light in. Simple window treatments and a lighter palette make the most of the natural light that often comes with an elevated or open aspect.

Show buyers how they’ll live with it

A view is lovely to look at. It’s even better when buyers can imagine their morning coffee in front of it, or a glass of wine on the deck as the sun goes down.

We style the spots where the view is best enjoyed: a reading chair by the window, a set table on the deck, a bed positioned to wake up to the outlook. In Melrose, a four-bedroom family home had views you’d never get tired of waking up to, so we made sure the bedrooms and living spaces showed that off.

When the home has many good angles

Some homes have more than one view worth celebrating. A Wadestown property we staged had good angles from almost every room. Rather than focus on one spot, we made sure each room had something that drew buyers to the window.

It’s a similar story with a Johnsonville home that came with a bonus view, and a Wellington property where watching the ferry come in was only one of the things to love.

Working with existing furniture

Homes with views are often much-loved family homes. When we staged a family home in Oriental Bay, owned by the same family for over thirty years, we kept key pieces that already looked beautiful in the home and added our own accessories and layers. Done well, you don’t always need to replace everything to make a strong first impression.

Photos that capture it

Views can be hard to photograph, especially on a grey Wellington day. Staging helps by giving the photographer a beautiful foreground to frame the outlook. The room looks inviting, and the view through the window becomes the reason to book a viewing.
