Small Homes, Apartments and Retirement Units
No house is too small to stage. In fact, smaller homes often benefit the most.
When space is tight, buyers look harder at how it works. Will a bed fit? Is there room to eat at a table? Where does everything go? Staging answers those questions before buyers start doubting, and shows them a smaller footprint can still have plenty of style.
Small homes, big personality
A charming one-bedroom home we staged in Island Bay made clever use of its space with open-plan living, dining and kitchen. Thoughtful styling brought character to every corner. It’s a good reminder that small homes don’t need to feel plain. With the right pieces, they can feel warm, considered and full of personality.
Scale is everything
In a small space, oversized furniture shrinks the room. Tiny furniture can make it look unbalanced or unfinished. Getting the proportions right is the single biggest thing we focus on.
We choose pieces that fit the room comfortably, leave clear paths to walk through, and show buyers exactly how the space can be used. In a two-bedroom Waiwhetu townhouse, the open-plan area was compact but well designed. The right furniture let it feel comfortable, functional and easy to enjoy.
Colour and light in compact spaces
Smaller spaces that struggle for light often respond well to an injection of colour and bolder patterns, turning a room that felt dull into something interesting. Where a small home gets good light, softer tones and layered textures keep it feeling fresh and open.
It’s never one rule for every home. We look at the light, the layout and the likely buyer, then decide.
Apartments
Apartment buyers are often after location and lifestyle. A two-bedroom open-plan apartment on Thorndon Quay had a prime position and views to match, and our styling gave it a polished, inviting feel. We’ve also staged apartments in Newtown and a three-bedroom apartment in central Wellington.
In an apartment, staging helps buyers see past the unit number to the life they could have: walking to work, dinner in town, the city lights from the lounge.
Retirement village homes
We stage retirement village units and showhomes too. In Waikanae, we staged two showhomes in one week: a spacious one-bedroom apartment and a bright two-bedroom home, both with open-plan living, dining and kitchen. In a Palmerston North retirement village, we kept a two-bedroom home soft and light-toned so it felt fresh, calm and welcoming. We’ve also staged a ground-floor two-bedroom unit where a practical layout kept the home feeling connected.
For buyers moving into a village, often downsizing from a larger family home, staging shows how comfortably their life will fit into the new space.
Making the most of every corner
A few things we often do in small spaces:
- Use furniture with legs and lighter frames, so floors feel more open
- Add mirrors and art at the right height to draw the eye
- Keep surfaces styled but uncluttered, so buyers notice the space, not the stuff
- Show a clear purpose for every nook, whether it’s a desk, a reading chair or a dining spot
