Home Staging in Wellington: What It Is and How It Works
Buyers don’t buy houses. They buy the life they picture themselves living in one. Home staging is how you help them see it.
We stage around 700 properties a year across Wellington, the Hutt Valley, Porirua and Kapiti. If you’ve walked through a staged open home in Wellington lately, there’s a fair chance it was one of ours. Here’s what staging actually involves, and what to expect if you’re thinking about it for your own sale.
What is home staging?
Home staging means furnishing and styling a property so it shows at its best for photos, open homes and private viewings. Sometimes that’s a full fit-out of an empty home: sofas, beds, dining tables, rugs, art, cushions and all the small finishing touches. Sometimes it’s working around your existing furniture and adding layers on top.
Either way, the goal is the same. Show off the home’s best features, take the eye away from its weaker points, and make it feel like somewhere a buyer could move straight into.
Why it works
Most buyers see your home online before they ever walk through the door. Your listing photos are the first impression, and you get one shot at it.
Buyers also shop on emotion more than logic. An empty room makes them work out the scale for themselves. A cluttered one makes them notice your things instead of the space. A staged room does the work for them: here’s where the sofa goes, here’s how big the bedroom really is, here’s the spot where you’ll have your morning coffee in the sun.
There’s a practical side too. Buyers mentally deduct the cost of every problem they see. Staging won’t hide a leaky roof, but it does stop small things, like a dated light fitting or an awkward corner, from becoming the thing they remember.
How we plan a look for your home
Every home is different, so there’s no set package. When we plan a look, we consider:
- Scale. Furniture has to fit the room. Too big and the room feels small. Too small and it looks unbalanced.
- Features. High ceilings, character details, outdoor spaces, a second living area. Whatever adds value becomes a focal point.
- Light and colour. A big, sunny home suits soft, pale tones and layered textures. A smaller or darker space often comes alive with more colour and bolder pattern.
- The likely buyer. A first home and a million-dollar family home need different furniture, colours and accessories. We style for the people most likely to buy, not to a fixed formula.
It’s why two staged homes of ours rarely look the same.
What happens on the day
Our team arrives with everything chosen in advance, from the furniture down to the art and coffee table books. We set up every room, then check every room again. Sometimes a third time. Not one cushion out of place, not one light left off.
Then your agent’s photographer comes in, and the home is ready to go to market. When it sells, we come back for pack-up day: wrapping, packing, loading the truck and leaving the property empty and ready for its new owners.
Where we stage
We work right across the region. In the last few months alone we’ve staged homes in Ngaio, Melrose, Island Bay, Brooklyn, Newtown and Lyall Bay, through the Hutt Valley from Petone and Eastbourne to Trentham and Te Marua, and north to Tawa, Porirua and the Kapiti Coast.
Is staging worth it?
That depends on your home and your market. We can’t promise a sale price, and we won’t. What we can say is that recent homes we’ve staged in Avalon and Brooklyn sold within three and four weeks, and a townhouse in Belmont went under offer in less than a week. Presentation won’t do all the work, but in a busy market it’s often what makes a home memorable.
